These are typical ranges from UK price guides and quote platforms, not quotes. London and the South of England are usually around 10% above average.
What affects the price
- Boiler type and age. Older or less common boilers can take longer, and parts like seals or gaskets may be extra.
- Extra appliances. Gas fires, hobs and other appliances add to a gas safety check, and some engineers charge more to service them too.
- Time of year. Engineers are busiest in autumn and winter, so booking in spring or summer can be cheaper and easier.
- Repairs. The service price doesn’t include repairs. If faults are found, they are quoted separately.
- Location. Labour rates are higher in London and the South East.

Do landlords have to service the boiler?
The gas safety regulations require landlords to keep gas appliances, flues and pipework they provide maintained in a safe condition. They don’t set a servicing interval, unlike the annual gas safety record, which must be renewed every 12 months. HSE guidance says good practice is to show regular, annual maintenance and any repairs that follow. In practice, an annual service is the easiest way to show you have done this.
If the boiler is oil-fired, there is no gas safety record, but you still need to keep it safe and maintained. In England a carbon monoxide alarm is required in any room with a fixed combustion appliance (except gas cookers).
Manufacturer warranties
Most boiler manufacturers require an annual service by a qualified engineer to keep the warranty valid. The service is usually recorded in the Benchmark checklist that came with the boiler. If you miss a year, the manufacturer may refuse a warranty claim, which can be expensive on a newer boiler. Check your warranty terms.
Who can service a boiler
Gas boilers must only be worked on by a Gas Safe registered engineer. Check the engineer’s Gas Safe ID card and that they are qualified for the type of appliance. Oil boilers are usually serviced by an OFTEC-registered technician.
Ways to keep the cost down
- Book the service and gas safety check together. One visit at about £110–£160 is usually much cheaper than two, and you only need the tenant to give access once.
- Use the 2-month early window to move the visit out of winter. The gas safety check can be done up to 2 months early without losing your expiry date, so a combined visit due in November can be booked in September, before engineers get busy with breakdowns.
- Keep the Benchmark logbook up to date. A missed or unrecorded annual service can void the manufacturer’s warranty, turning a free warranty repair into a bill for parts and labour.
- Compare cover plans with one-off services. A plan can make sense for an older boiler, but check what it includes and whether the gas safety record is part of it.
