A landlord gas safety certificate (often called a CP12) usually costs £60–£120 for a property with one gas boiler. Each extra gas appliance, such as a hob, oven or gas fire, typically adds £10–£35. If you combine the check with a boiler service, expect to pay around £110–£160 for both.

The official name is a Landlord Gas Safety Record. “CP12” is the name of the old paper form, and most landlords and engineers still use it.

As a reference point, British Gas lists its landlord gas safety check from £75, with additional appliances from £24. These are typical ranges from UK price guides and providers, not quotes. London and the South East are usually at the top of the range.

What affects the CP12 cost

  • Number of appliances. The engineer must check every gas appliance and flue you provide. A flat with just a combi boiler is the cheapest. A house with a boiler, gas hob and gas fire costs more.
  • Location. Labour rates are higher in London and the South East.
  • Access. If the tenant isn’t in and the engineer has to come back, some firms charge again.
  • Repairs. The price covers the check only. If the engineer finds a defect, any repair or replacement part is extra.
  • Several properties. Agents and engineers often discount checks booked for a portfolio.

Boiler service and gas safety certificate together

A gas safety check confirms each appliance is safe to use. A boiler service goes further: the engineer cleans and adjusts the boiler to keep it running well. They’re different jobs, but most engineers will do both in one visit.

Booking them together usually saves money. A combined visit at £110–£160 is often cheaper than paying for a service (£80–£120) and a separate check. It also means only one appointment to arrange with your tenant.

The rules come from the Gas Safety (Installation and Use) Regulations 1998 and apply in England, Scotland and Wales.

  • Every 12 months. Every gas appliance and flue you provide must have a safety check at least once a year.
  • The 2-month early window. You can have the check done up to 2 months before it’s due (10–12 months after the last one) and keep the original expiry date. This works like an MOT and stops your renewal date creeping earlier each year.
  • Copy to tenants. Existing tenants must get a copy within 28 days of the check. New tenants must get one before they move in. Electronic copies are allowed if the tenant agrees. For lets of under 28 days, such as holiday lets, you can display the record prominently instead.
  • Keep records for 2 years. Keep each record for at least 2 years. If you use the early-check option, keep it until two further checks have been done.

What the gas safety record contains

The engineer’s record should show:

  • a description and the location of each appliance and flue checked
  • the engineer’s name, Gas Safe registration number and signature
  • the date of the check
  • the property address
  • your name and address, or your agent’s
  • any defects found and what action was taken
  • confirmation that the required checks were carried out.

Check these details when you receive it. A record with missing information may not show that you met your duty.

Penalties for not having a gas safety certificate

Breaking the gas safety regulations is a criminal offence, enforced by the Health and Safety Executive. Landlords can face fines, which are unlimited in England and Wales, and/or imprisonment. More importantly, faulty gas appliances can cause fires, explosions and carbon monoxide poisoning, so this is the one certificate you should never let lapse.

Who can do a gas safety check

Only a Gas Safe registered engineer can carry out a landlord gas safety check. Before you book, check them on the official Gas Safe Register at gassaferegister.co.uk. You can search by the engineer’s or business’s registration number. Make sure the number on your gas safety record matches.

Finding a gas safety certificate near me

Most local heating engineers offer landlord checks, and so do national firms like British Gas. When you compare quotes:

  • ask whether the price covers all your appliances or just the boiler
  • ask whether a boiler service can be added, and for how much
  • check whether there’s a charge if the tenant isn’t in
  • confirm they’ll send a digital copy you can forward to your tenant.

Ways to keep the cost down

  • Combine it with the boiler service so you pay for one visit, not two.
  • Book other checks at the same time. Some firms discount a gas check booked with an EICR, or several properties at once.
